Evaluate land before committing a single peso
Scored 0-100 PDF report: tenure (ejido), safety, natural risks, access, market and environment — delivered within 48 h from $29.
The problem
Evaluating land in Latin America — in Mexico as in Colombia — before a letter of intent means expensive trips, local consultants and weeks of waiting. Land tenure (ejidal, communal, private) is opaque to outsiders, crime rates vary tenfold between municipalities, and most parcels under review end up discarded — after they've already cost you money.
The DataTerra solution
- ✓An objective pre-filter: rule out red-flag parcels BEFORE paying for a lawyer, notary or trip
- ✓Land tenure decoded: ownership type and the procedural steps involved if the parcel is ejidal or communal (RAN data)
- ✓Safety in numbers: 7 municipal crime indicators, including despojo (land dispossession)
- ✓100% official public data (INEGI, RAN, SESNSP, SNIIV…) — sources cited, methodology in the annex
- ✓48 hours and $29 instead of weeks and thousands of dollars of exploratory due diligence

Frequently asked questions
Does the report replace notarial due diligence?▸
No — and it doesn't claim to. It's a pre-filter: it tells you whether it's worth engaging a lawyer and notary, and arms you with the right questions to ask them. Title verification remains the job of a local professional.
Is ejidal land a deal-breaker?▸
No. Roughly half of Mexico's territory is of ejidal or communal origin. The report states the tenure type and the procedural steps involved (dominio pleno, etc.) — it's factual information, not a verdict.
Where does the data come from?▸
Exclusively from official public sources: RAN (agrarian registry), INEGI (statistics), SESNSP (crime), SNIIV (housing), Global Forest Watch, Copernicus… Each section cites its source and date in the annex.
What if public data is incomplete for my area?▸
Each section clearly states data availability. If a source is unavailable, the section says so and the score accounts for it — we never silently fill a gap with a guess.
Which countries do you cover?▸
The land report is currently optimized for Mexico, where our official sources (RAN, SESNSP, INEGI, SNIIV) are integrated. The platform is expanding across Latin America: Colombia and more countries are coming — the order wizard shows you in real time where each report is available. Immediate need outside coverage? How long until I receive the report?▸
Within 48 hours at most — collection, analysis and the PDF are automated, and most reports go out within a few hours. You receive an email as soon as it is available in your client portal.
How should I read the 0–100 score?▸
It is a weighted aggregate of several dimensions (tenure, safety, environment, market, accessibility…). No single criterion "kills" the score: notable events are highlighted so YOU can judge, with sources cited. The only reserved verdict is when data for your area is insufficient.
How is this different from a broker or a site visit?▸
It is complementary — and it comes first: for the price of a lunch, you know whether the land deserves the trip, the broker and the lawyer. The report consolidates into one document what would take days of digging through public registries — it replaces neither the visit nor professional advice.
Can I see a report before buying?▸
Yes — a complete, real sample (Tepoztlán, Morelos) is available for download at the top of this page. It's exactly the format you'll receive.

This report is a decision-support tool based on aggregated and interpreted public data. It does not constitute legal advice, does not replace notarial or legal due diligence by a local professional, and DataTerra's liability does not extend beyond the quality of the aggregation and interpretation of the cited public sources.
